How long does an inspection last?
A typical inspection should take 2 to 3 hours to complete. This can vary, given the current condition and size of the home, the accessibility of mechanical systems, and so on. As a courtesy to sellers, we recommend that they be informed of the time frame needed to perform pre-purchase home inspection situation.
Multiple units, commercial and industrial properties usually are longer.
What do you inspect?
We inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation, and Interior. Our goal is to identify any existing major problems that would affect a typical buyer's decision to purchase.
Multiple Units, Commercial and Industrial properties have different systems. We inspect Roofing, Exterior, Structure, Electrical (sub panels), Cooling (zones), Insulation, and Interior offices. What is average cost?
Our typical fee for an inspection is $300. However, some factors will affect the fee. If you are comparing home inspection firms, the fee charged should not be the deciding factor unless the level of service offered is identical. Remember, you are considering a major purchase and your choice of home inspector should be based on getting the best value, not just the best price. Homes over 2600' maybe more. A pool/spa, crawl space and second unit maybe extra.

What is included in the fee?
When do I receive my report?
You do receive a written report. The report includes a summary of the condition of the home and details on all the major systems of the home. It is delivered within 24 hours after the inspection.

How many days notice do I need to give you?
Can be same day. We work to get inspections done right away. However, when the sale of a home is conditional on the results of a home inspection, we recommend that you allow at least two days to arrange for a home inspection.
What payment methods do you accept?
We accept credit/debit online (STRIDE ZELL PAYPAL) on our website and cash or check. Payments must be received before an inspection is performed.
When should I arrive?
Our inspectors will send you and your Realtor a time to arrive. This will be near the end of the inspection to allow our inspectors to do ta thorough inspection and focus on providing you a comprehensive report. We set aside time needed to give you a walk through of the report and answer any questions you may have. The inspection is a valuable learning experience for home buyers.
Can I ask questions?
Absolutely! You may want to bring some questions that you have regarding the home. If the inspector's comments or explanations are not clear, please ask for clarification. Please remember, we will discuss items covered by the scope of your work.
Following the Professional Rules of Conduct prevents us from recommending any one entity to make any repairs that may be needed. We recommend you contact your Realtor for a list of service people. We do recommend you get at least two quotes for any repairs.
What should I wear?
You should dress comfortably and be prepared to do a walk through the home with the inspector to answer any questions you may have. You won't have to climb on the roof or go into the attic, so your clothes won't get dirty.
Can I bring my family?
We recommend that you not bring your family; this is a technical evaluation, and you will be interacting with the inspector — the fewer distractions, the better. If you need to bring your family, please ensure they keep off ladders, keep clear of attics and crawl spaces.
I have my report. Now what happens?
We will contact you shorty after you receive your report to discuss any issues we may have found. Feel free to ask questions. We encourage our clients to obtain all the information needed to make this decision.
If it's really bad, will you tell us not to buy the house?
No. Our goal is to report on the condition of the house, indicating potential repairs and expenses. Ultimately, it is your decision as to whether or not you buy the house. The home inspection is very important but it is only one piece of the puzzle. Only you know all of the factors at play. Your real estate professional can help you here.
Will you make referrals for repair estimates?
It is unethical for us to suggest contractors to you for repairs or estimates and violates the State's Code of Ethics for Home Inspectors. We suggest that you contact your Realtor or a online service such as Angie' List.
I didn't see cosmetic like chipped paint or worn carpet noted on my report.
We do not comment of cosmetic issues unless they impact the usefulness of the home. Scratches or worn paint is cosmetic and not noted. We will note a hole in the drywall.
Do you offer a warranty on the house?
A home inspection is a professional opinion based on less-than-complete information. It's a little like getting a check-up from your doctor. It improves your odds of good health but there is no guarantee or warranty. Some problems can only be discovered by living in a house; they cannot be discovered during a home inspection. For example, some shower stalls leak when people use the shower but don't leak when you simply turn on the shower. Some roofs and basements only leak when specific weather conditions exist. Some problems will only be discovered when carpets are lifted, furniture is moved or finishes are removed. As such, we cannot and do not offer a warranty on the house. Home warranty programs are available from others. We recommend you contact your Realtor for a warranty company.
